LEADERSHIP
Founder, Rob Cain
Robert Cain has been working in the real estate industry for over 14 years. He is the Director of Real Estate Development of CSD Housing and in this position, Rob is responsible for complementing and expanding the firm’s development and consulting activities across the state and into new regions. Bringing extensive experience in housing development and demonstrated expertise in real estate finance, Rob works on site selection, leading due diligence activities, securing entitlements, closing on all financing, overseeing construction, and coordinating with marketing and leasing operations for both CSD and its clients. To date, Rob has played a critical role in managing a pipeline of projects throughout the development lifecycle that include over 2,375 units and $792M in total project cost either directly as project lead or indirectly as an active coach and mentor to colleagues at CSD and previous development companies he has worked for in his career.
In 2021, Rob took his personal real estate portfolio and launched Cain Properties LLC with the vision of combining his professional passion and his personal interest in real estate to create a mission driven family business as a first generation American. After receiving Monroe County MBE certification in 2022 he then received NYS MBE certification in 2023. In partnership with CSD, Rob is now working on his first Low Income Housing Tax Credit development under Cain Properties as eventual owner and sponsor of future affordable housing apartment communities.
Mr. Cain received a Bachelor of Science and a Bachelor of Liberal Arts from Alfred University, a MBA from the University of Rochester, professional certifications in Funding and Finance and Community Economic Development from NeighborWorks Training Institute, a Land Use Decision Making Certificate, and is a certified LEED Green Associate™. Additionally, he is a board member of NYSAFAH 2G and board member of Innova Girls Academy among other community-based commitments.

The Fine Arts Building Lofts (“FAB Lofts”) will be located at 45-51 Chestnut Street, Rochester, NY 14604. The set-aside supportive populations and artist preference units will account for roughly 64 percent of the entire unit count are anticipated to be young adults with limited mentorship or parental involvement because 13 of the 42 units will be for homeless young adults ages 18-25 and 50% of the non-supportive units otherwise seen as 14 units will be for artist preference where we are partnering with the Flower City Arts Center (“FCAC”) to provide referrals for housing accommodations. As such, FCAC offers a residency program for many young adults where when they graduate and obtain citizenship will lack affordable housing and are either forced to move or bunk up in substandard housing while they try to grow their artist business.
At FAB Lofts, we will aspire to engage and empower residents by offering supportive services with the YWCA partnership, evening and weekend mentorship and guest speaking, and opportunities to form a tenant advisory council to assist in skills development, sense of ownership and pride in their home, and general feedback to provide an organized medium for residents to communicate directly to ownership about issues critical to them or about events they want to see happen in the community.
Introduced by PathStone Corporation, The Eastman Reserve is the first-ever mixed-use residential community within Eastman Business Park. Rob led the project from conception to lease up. The $52.9 million plan is the largest new construction development the Park has seen in decades. Before Kodak turned this part of the Park into a parking lot it was home to dozens of single-family homes. The complex consists of mixed-income single-family and multi-family rentals, as well as attractive commercial space. The Eastman Reserve features several lifestyle-inspired amenities, modern floor plans, high quality finishes and an exterior design to mimic the Maplewood Neighborhood aesthetic.
The Eastman Reserve was recognized by Novogradac as Novogradac Metropolitan Community Impact project of the year.
Rob secured financing for Crerand Commons II, a $9.8MM 33-unit multifamily development in Gates, NY and led the construction financing within 120 days. In addition to managing construction, Rob coordinated lease-up activities with PathStone. Permanent converted the property with $0 deferred developer fee, an $92,794 upward adjuster and on time.
Crerand Commons was recognized by NAIOP as Best Affordable Residential Project.
